Peabody Main Street Association announces open call for business proposals

The Peabody Main Street Association (PMSA) announces the opening of a Call for Business Proposals to offer businesses, individuals, and non-profit organizations to lease and eventually own properties in the Peabody Downtown Historic District. This program is paired with the $1.5 million in grant funding awarded to PMSA in April 2023 from the Kansas Department of Commerce BASE grant program. Submissions to the business proposal program will be joined with BASE grant funding to fully occupy these underutilized and historic properties within the nationally recognized historic district.

Proposals may be submitted for either the use of a full building or to utilize a smaller space within the proposed Peabody Business Incubator Building that is contingent on funding from additional programs. The buildings under consideration include 107 North Walnut and 117 North Walnut, both vacant for several years and owned by PMSA. The BASE grant funding will provide structural repairs to both buildings that will not be required of the proposal applicants, but applicants will be required to finish the building to their specifications with their own source of funding.

“We want to make this program open and available to the public so that everyone has the same opportunity to open or expand a business in Peabody,” stated Kelly Penner, PMSA Board President. “Our community has seen great businesses arrive or expand in Peabody in the past few years, thanks in part to grant funding. Our board is committed to providing opportunities and resources so that a variety of businesses and individuals are welcome to grow here.”

Applicants are requested to submit a business description, details on the funding for finishing the building, a timeline for completion, five-year financial projections, and letters of professional reference. Business proposals will need to provide a funding source for the completion of the building, including flooring, fixtures, painting, and drywall or paneling, as well as any necessary merchandise, inventory, or furniture. All winning submissions must receive approval from the State Historic Preservation Office before starting any construction.

Submissions should be emailed to no later than June 3 at 5 p.m. Tours of the properties will be available every Saturday from 10 a.m.- 12 p.m. May 4 through June 1.
