RESULTS OF THE
MARKET STUDY ANALYSIS
FOR MARION COUNTY FOR
THE ASSESSMENT YEAR 2005
PURSUANT TO K.S.A. 1995

The Marion County Appraiser’s Office will soon mail valuation notices for all real property in Marion County. Each year we are required to publish the results of the market study analysis. Below is a listing by class.
A study of the Residential real estate market for cities and rural residential indicated an overall annual inflationary trend of less than 1%.
A study of the Vacant real estate market indicated that the market is stable with no general upward or downward trend.
A study of the Commercial real estate market indicated that the market is good in some areas. Costs have increased due to increased cost of materials.
Agricultural land has some soil types with increase and some with decrease in the dry crop category. Tame and Native grass land remained the same.
Agricultural land values are determined by the Property Valuation Division of the State of Kansas. A copy of the formula used to calculate these values is available in our office. Values on specific residential and commercial properties will vary due to changes to the property, correction of descriptive information, or calibration of values based on sales of similar properties. It is not necessary to file an appeal with our office to receive information on sales comparables, agricultural use value, or the appeal process.
